Yes. There is no requirement to be a United States citizen, resident or visa holder in order to own real estate in Florida. You can buy in your own name, through a company or through a trust. The process is the same as for a local buyer, with a few extra documents.
Yes, through what lenders call a foreign national loan. It usually requires a larger down payment than a domestic loan and documentation from your home country, such as bank statements and a reference letter. I introduce you to lenders who work with international clients so you know your real numbers before you start looking.
Not necessarily. Many clients buy remotely using live video tours, electronic signature and a closing handled by the title company. A power of attorney can be used when a physical signature is required. Even so, I recommend visiting the area at least once if your schedule allows it.
Plan for closing costs, annual property taxes, homeowners insurance and, where applicable, HOA or CDD fees. Vacation rental properties also carry management, cleaning and licensing costs. Before you make an offer I put together a written estimate for that specific property.
It depends on the city or county zoning and on the HOA rules for that community. Several Central Florida communities near Disney are specifically approved for short term rental, while most standard residential neighborhoods are not. I verify the rules for each property before you commit to anything.
Compensation is negotiable and is agreed in writing in a buyer representation agreement before we tour homes. In some transactions the seller or the listing brokerage offers to cover part or all of it. I explain the options at our first conversation so there are no surprises later.
